– Additional fees may be charged if service(s) abused including wasting water by letting it run due to neglect.

Rental Payment Policies & Procedures

  1. Rental payments are due and payable before 5 p.m. on the 5th day of the month.
  2. All rental payments received after 5 p.m. on the 5th day of the month will be subject to a LATE CHARGE of $50.
  3. Checks returned marked NSF (non-sufficient funds) will be charged a $40 NSF fee as well as the $50 late fee for a total of

Big Tree Mobile Home Park strives to keep a rigid enforcement of the following Renter’s Rules, Policies and Procedures at the discretion of the Park’s Manager and Owners. We appreciate your following them while a resident of Big Tree Mobile Home Park.

RENTERS POLICIES & PROCEDURES

  1. Permanent occupancy is restricted to one family per mobile home and no more than two persons per bedroom.
  2. All occupants must be registered with the park.
  3. Excessive use of intoxicating beverages, possession of illegal substances, needles, noise or commotion, disturbing the peace of your neighbors, destruction of private property, personal assault, or any other violation of the Park’s rules will be adequate grounds for immediate eviction and/or arrest.
  4. Under NO circumstances may anyone tamper with the Park’s property.
  5. Big Tree Mobile Home Park reserves the right to refuse or discontinue service to anyone at any time.
  6. No loud noise will be tolerated in the Park at any time without prior approval of the Park’s Management.
  7. No mobile homes or mobile home spaces may be sub-leased by the tenant without prior approval, in writing, from Management.
  8. Absolutely no peddling or soliciting will be allowed in the Park.
  9. The Park Owner and Park Management is NOT responsible for loss incurred by fire, acts of God, theft or vandalism.
  10. Per our insurance policy, all residents are required to carry homeowners and liability insurance and a copy of the Certificate of Insurance is to be kept on file by Park’s Management.

MOVE-IN POLICIES & PROCEDURES

  1. All tenants must register at the office upon arriving at the park.
  2. A security deposit and first month’s rent is required when you are assigned a lot. Should the applicant cancel this agreement or fail to occupy the lot the security deposit will be forfeited.
  3. A criminal background check is required on ALL residents 18 years and older and we reserve the right to refuse anyone tenancy.
  4. Management will assign all mobile home spaces upon arrival at the Park.
  5. Management will instruct mobile home delivery driver as to the proper positioning of the home.
  6. All drivers must check in at the office when entering the Park.
  7. Each mobile home must be skirted with a pre-finished metal or vinyl skirting of approved type within 30 days of moving in. No roofing tin or strand board may be used. If in question ask Park Manager.
  8. A Certificate of Insurance to for homeowners and liability insurance must be turned into the Park’s office within 30 days of moving in.
  9. Please read all the policies and procedures as new tenants will be responsible for those along with the move-in procedures.

CHILDREN OF TENANTS POLICIES

  1. Parents you are responsible for your children.
  2. Parents are responsible for any damage caused by their children.
  3. Children are not permitted to play in vacant lots!
  4. Children may not climb the Park’s trees or over the fences.
  5. Small children may not take garbage to the dumpster if they are unable to dispose of it properly.

GUESTS OF TENANTS POLICIES

  1. Tenants are responsible for their guest’s conduct and observance of all the Park’s rules.
  2. Do not allow your guest’s to park in your neighbor’s parking area.

PET POLICIES

  1. No more than two pets per household will be allowed.
  2. A pet deposit is required for each pet.
  3. Pet deposits will be refunded by mail only.
  4. All pets must be registered with the Park and have the required City tags and tags with the owner’s name on them.
  5. Under NO circumstances will loose pets be permitted.
  6. When walked pets must be on a leash at all times.
  7. Pet owners will be held responsible for any damage caused by their pets.
  8. Pet owners are required to pick-up their pets waste products.
  9. Please pick-up after your pets.

MOVE-OUT POLICIES & PROCEDURES

  1. A 30 day WRITTEN notice of your intent to move is required and personally turned in to the Manager.
  2. Lot must be left clean, the lawn mowed, and trash picked up prior to moving out.
  3. Flowers and other plants are on and around patios and in front of mobile homes may NOT be removed by tenants when vacating.
  4. All drivers must check in at the office prior to leaving with a mobile home.
  5. RESALE OF MOBILE HOMES: Prospective buyers must be interviewed and approved by the Park’s Management before any sale may be completed.
  6. No “For Sale” signs may be posted without permission from Park Management.

LANDSCAPING & GARBAGE POLICIES & PROCEDURES

  1. No fences are permitted except those put up by the Park’s Management or if prior approval is given by Management.
  2. Each lot must be kept clean and free of debris at all times.
  3. Mobile home lawns shall be mowed as often as needed by the tenant or if necessary by Park Management and charged to the tenant.
  4. Garbage is picked up weekly.
  5. Garbage is to be put into the receptacles provided by the Park, in accordance with City Ordinance.
  6. Do not allow small children to take garbage to the dumpster if they are unable to dispose of it properly.
  7. Dumping of any kind and anywhere other than the dumpsters is grounds for EVICTION.
  8. The tenant is responsible for the proper disposal of large personal items and excessive amounts of trash.
  9. Lawn mowers and other lawn equipment may not be used prior to 8:00 a.m. on weekdays and after 9:00 a.m. on weekends and holidays and must be stopped before dark.
  10. The planting of flowers and other plants is encouraged on and around patios and in front of mobile homes and may not be removed by tenants when vacating.
  11. DO NOT WASTE WATER: Use only the water you need to keep your lawn, trees and flowers green.

VEHICLE & PARKING POLICIES & PROCEDURES

  1. The Park speed limit is 10 mph in the park.
  2. The speed limit is 5 mph on the dirt and gravel access roads.
  3. No trucks larger then 2 tons are to be parked on the streets inside the park with the exception of trucks moving mobile homes.
  4. Vehicles are to be parked in front of tenant’s own lot and NOT on the lawn or patio.
  5. Do not park in your neighbor’s parking area.
  6. No junk cars, dead storage cars, or unlicensed vehicles are allowed in the Park.
  7. No major repairs to automobiles, motorcycles, boats, trucks, motors or other inoperative vehicles will be permitted in the Park.
  8. Joy riding on motor scooters, motorcycles, ATV’s and any other motorized vehicle not noted here inside or around the Park is not permitted.
